In accordance with the relevant laws and regulations of the state and the relevant provisions of the municipal government departments, Party A and Party B, on the basis of equality, voluntariness and consensus, agree to conclude the contract by Party A's appointment to Party B's agent for housing sale.


Article 1 trust matters


1. 2. Party B sells the house for advertising, planning, finding customers, negotiating, facilitated pactions, and changing the ownership of the premises.


3. Party A shall confirm the contract signed between the above premises and the buyers on the entrustment.


Second terms of agency


From the date of signing the contract, Party B will find a buyer for Party A within a working day.

The alteration of the ownership of the house shall be carried out in accordance with the provisions of the relevant departments of the district where the housing is located.

If the reason is delayed by Party A, the working day will be postponed accordingly.


Third property prices and payment methods

Fourth housing purchase, purchase and payment.


1. on the date of signing the contract, Party B will deliver the deposit to the first party (RMB) in the form of Renminbi (capital).


2. Party B shall deliver the remaining amount of Renminbi (capital) to Party A on the day of the change of the ownership of the house.

The above two payment methods are confirmed by Party A.


Fifth commission payment?


Party A shall pay Party B to pay the Commission of the selling agent (RMB) (RMB), and the lump sum shall be paid at once before the change of ownership of the house.


Sixth obligations of Party A


1. Party A guarantees that the house entrusted to sell will meet the requirements of the state laws, regulations and policies.


2. when signing a contract, it includes, but is not limited to: the identity card of the husband and wife, the household registration book, the property right certificate of the house and the relevant certificate of purchase, the written proof, the marriage certificate, the personal seal of both husband and wife, etc., and copies of the consent of the owner.


3. during the period of principal agency, it is not allowed to sell, refuse to sell or pfer agent to sell the property by itself. The relevant documents and materials should be authentic and legal. There must be no dispute about the property sold, and the relevant rights and interests have agreed to sell the house.


4. actively cooperate with the work of Party B, according to the time and place specified by Party B to arrive at the real estate paction center that belongs to the real estate, handle the relevant procedures of pfer and cooperate with the purchaser.


5. ensure that the facilities and facilities in the house are intact. All the expenses of property, water, electricity, reception, heating and so on will be settled before the housing ownership changes. The relevant bills will be issued. Party A shall bear full responsibility for the expenses that cannot be settled before the change of ownership.


Seventh obligations of Party B


1. to produce a copy of the business license to Party A before signing the contract, so as to ensure that the agency matters follow the legal procedures.


2. ensure that the existing decoration, equipment and facilities are not damaged in the agency process.


3. no violation of the state laws and regulations and the principle of good faith, or malicious collusion with others, will harm the interests of Party A.


4. it is confidential obligation to know personal information about the trade secret and economic situation related to Party A and buyer.


5. in case of change to Party A's service matters, requirements and standards, Party A shall be notified in writing to Party A's written consent.


Eighth other conventions


1. if Party A is a principal agent, it must have the power of attorney of Party A (property owner). If the power of attorney is notarized, Party A shall also make a written consent to pfer the entrustment.


2. after signing the contract, Party A shall apply for notarization formalities in accordance with the relevant provisions of this Municipality if it is necessary to perform notarization formalities.


3. the communication address provided by Party A in signing this contract must be detailed (not filling in the address of the correspondence as the address of the building). The letter issued by Party B at that address shall be deemed to be served.


4. Party A shall make a reservation to Party B for the amount of $10000 yuan (RMB) for the purchase of the house, as a deposit for clearing property, water, electricity, viewing, heating and moving out of the registered residence of the housing. When Party A and the purchaser of the house finish the list of the sale and purchase of the house, Party B will return it to Party A within a period of days after the signature confirmation.


5. after the completion of the pfer procedures, the completion of the pfer of the housing and the receipt of the full amount by the first party, the contract will terminate on its own.


Ninth ways of settlement and liability for breach of contract


1. Party A shall return the deposit to Party B twice as a result of Party A's failure to perform the contract.


2. if Party B fails to sell the premises due to Party B, the deposit received by Party A shall not be returned to Party B.


3. if the property is not pferable due to force majeure or national laws, regulations and policies, neither party can bear the responsibility for breach of contract.


4. when the performance of this contract fails to comply with the provisions of the sixth, seventh clause of this contract, the party who breaching the contract shall pay the penalty for the sale price of the other party in the house.


5. Party A and Party B agree that if Party A directly or indirectly deals with Party B's clients after the termination of the trust period, Party B shall pay Party B the penalty for the sale price of the house, which is% of the gross sales price.


The tenth contract dispute resolution method, if the contract is executed, shall be resolved through consultation between the two parties if there is a dispute. If the consultation fails, the court shall be prosecuted in accordance with the law in the people's court where the house is sold.


The eleventh contract is effective after signing or sealing by both parties. The contract is made in three copies, one party holds one copy and the second party holds two copies.
